The Appeal of Fix and Flip

Fix and flip investing captures the imagination for good reason — the idea of buying a distressed property, renovating it, and selling for a significant profit is compelling. And it absolutely works. But it requires capital, planning, and a tolerance for the unexpected.

Finding the Right Property

The profit on a flip is made at purchase, not at sale. You need to buy below market value — typically distressed properties, estate sales, foreclosures, or motivated sellers. A common benchmark is the 70% rule: don't pay more than 70% of After Repair Value (ARV) minus estimated repair costs. If a home will be worth $400,000 fixed up and needs $60,000 in work, your maximum purchase price is $220,000.

Estimating Rehab Costs Accurately

Underestimating rehab costs is the number one mistake new flippers make. Always get at least 3 contractor bids. Add a 15–20% contingency buffer for surprises. Cosmetic flips — paint, flooring, fixtures, landscaping — are the safest. Structural issues, foundation problems, and full kitchen/bath overhauls carry more risk and cost variance.

Understanding Your Carrying Costs

Every month you own the property, you're paying: hard money loan interest (typically 10–12%), property taxes, insurance, and utilities. A flip that takes 6 months costs significantly more than one that takes 3. Speed and decisiveness in renovations directly impacts your return.

The Exit Strategy

Know your exit before you buy. Who is your buyer? First-time homeowners? Move-up buyers? Price your renovation to match what your target buyer values. Over-improving for the neighborhood is a common and expensive mistake.

Fix and flip investing is high-risk, high-reward. Done right with solid numbers and a reliable contractor, it can generate returns of 15–25% or more on invested capital.
